Ask what the advertised price includes and what costs extra. Distinguish a model home’s upgrades from the specifications of the property you are considering. Record the lot, floor plan, finishes and allowances in the relevant documents.
Check timing and representation early.
Discuss your desired move date, the builder’s anticipated schedule and what happens if construction timing changes. Ask Steve about representation before visiting a sales office or registering with a builder.
Look beyond the finish selections.
Ask about inspections, warranties, drainage, landscaping, utilities, association obligations and any property-specific assessments. Have the appropriate professionals verify details. Do not assume a newly constructed home removes the need for due diligence.
Keep your comparison consistent.
Compare total anticipated ownership costs and contract terms, not just the base price. Ask a lender to explain any financing offer and an attorney to review legal questions about the builder’s agreement.
