Separate three different numbers.
Discuss the monthly payment you are comfortable with, the cash needed to complete a purchase, and money you want to keep available afterward. Ask the lender to explain what is and is not included in each estimate.
Ask how loan options compare.
Request an explanation of the rate, loan term, fees, insurance and other relevant conditions. Use the actual documents for the loans offered to you. Do not assume a sample payment or advertised rate applies to your situation.
Ask what could change.
Confirm which figures are estimates, how long any quoted terms apply and what information the lender still needs. Ask before taking financial steps that could affect a pending loan application.
Keep documents off general inquiry forms.
Use the secure method your lender provides for financial records. The contact form on this site is for arranging a conversation, not collecting loan applications or sensitive documentation.
